DESCRIPTION

LOCATION:  Central eastern Oklahoma in LeFlore County.  This land borders for about ½ mile along the South and East sides of a gas well gravel road.  It is about 2.5 miles to a county farm to market road.  At the county road is a locked gate which prevents public access to this property.  Several land owners by mutual agreement keep the gate locked with each owner having their individual key.  Also, the gas company employees have a key that allows the company access to service gas wells located in the vicinity.  Access roads are maintained by the gas company.  It is about 12 miles to the town of Wister.  It is about 20 miles to the city of Poteau.  It is about 48 miles to the larger city of Ft. Smith, Ark, population about 80,000.  Tulsa is about 2 hrs.  Oklahoma City is about 3 hrs.  Dallas is about 4.5 hrs. 

AREA DESCRIPTION:  The surrounding area is about 70% wooded forest lands located in these low and rolling mountains and hills.  There are numerous streams and valleys where you will find small farms and cattle ranches.  The area is sparsely settled with the majority of the land being wilderness type acreage all heavily wooded with varied terrain features. 

LAND:  46.1 acres m-l, which is mostly all wooded with oak, hickory, red cedar and yellow pine plus other varieties which are native to SE Oklahoma.  This land is fairly level with a slight Southeasterly slope.  Almost any place on the property would be a good home or cabin site.  This location is about 2.5 miles from the county road (Wild Horse Rd) at which point there is a locked gate.  The other land owners by mutual agreement have agreed to keep the access private so each owner has a key to the gate for his personal access.  This land has frontage on a gas well road along the South and West sides.  The road is well maintained and affords good access in all weather conditions. The gas company which operates several wells in the area has the responsibility to keep the road up and maintained so their technicians can have access to service the wells when needed. 

SERVICES:  Mail and school bus route at the locked gate 2.5 miles distance.  LP gas delivery to the property.  There are no other services available at this time.  A cabin or home would have to be off-grid or perhaps solar powered to have electricity.

WATER:  Farmers and ranchers in the area use drilled wells for their home water supply.  Livestock ponds can be constructed at a reasonable cost for fishing, swimming and wildlife or farm type animals.  Often government programs are available that will contribute to the cost of the pond. Average rainfall in the area runs from 45 to 50 inches per year.  If you build a dwelling on this land you will likely want to have a well drilled.  Other property owners have done that.

TAXES:  Taxes are estimated to run about $40 per year.
