AREA DESCRIPTION:  The surrounding area is mostly wooded hills and mountains with creek valleys between the mountains and hills in which are located small farms and larger ranches.  The area is sparsely settled with the majority of the land being wilderness-type acreage all heavily wooded.

LAND:  114 acres (more or less) which is mostly all wooded with various types of hardwoods native to this area such as oak, hickory, persimmon, red cedar and others including native yellow pine.  This land has about ½ mile road frontage along its East and South boundary lines.  The roads are maintained by the gas company to go to gas wells once or twice per month as needed.  The land has varied topography consisting of about 30% mostly level with minor elevation variation.  The level land is atop a mountain plateau where the road and gas well site is located.  The level area overlooks a creek valley below with mountain ranges beyond the valley in the distance.  From this elevated location there is a panoramic view of the surrounding countryside which includes the San Boise Mountain range just across the valley.  There are numerous cabin or vacation home-sites.  If an off-grid home is to your liking, this would be a great location.  A locked gate prevents public access to this property at the present time.

SERVICES:  School bus and mail route to the locked gate entry which is about 3.5 miles.  LP gas delivery to the land.  No utilities are available at this time, but easements have been provided for these services when they become available in the future.

WATER:  Farmers and ranchers in the area use drilled wells for their home water supply.  Livestock ponds can be constructed at a reasonable cost for fishing, swimming and wildlife or farm type animals.  Average rainfall in this area is about 45 to 50 inches per year.  If you build a dwelling on this land, you will likely want to have a well drilled.  You may go on-line for information on local well drillers or you may contact this office and we can Email you a list of well drillers who service this area.  There is a pond located on this land near the old well-site.

TAXES:  About $100 per year.
